Today I am taking a look at our current market and giving you a little advice on how to price your home when selling.
Our market continues to be strong. Many people ask if we are concerned about an upcoming bubble,
however the fundamentals that are in place right now are very strong. To understand the market, I
look at the months supply of inventory and the days on market.
Currently, there is 5.3 months of supply for single-family homes and 4.5 months of supply for condos.
This means that if no new homes were added to the market, all of the homes would be gone in 5.3 months or
4.5 months, respectively. Anything below six months is a strong market.
Meanwhile, our days on market continue to trend downward. This is a really good sign that the market is strong.
The price range with the lowest days on market, or the homes moving the fastest, is anything between $100,000

I wanted to cover a quick topic today that's fresh in my mind. I’m talking about the Beaufort County school zones.
With so many people moving into the Beaufort County area, I am finding it necessary to help people understand our school zones on a regular basis. In fact, a client of ours just moved here and wanted to focus on a few different school zones.
As we all know, there is a lot of rezoning going on in the area. To find out where the school zones lie today, head over to BeaufortSchools.net. Under the “Schools” tab, scroll down until you see the “Attendance Zones” page. After you’re there, you can see the map for elementary schools, middle schools, and high schools.
Once you click on one, a map will be pulled up. You can zoom in, focus on different schools, and see the exact boundaries. Then we can take that area and focus our home search on the district. The map doesn’t outline communities, but our market expertise allo ...

It seems that today everyone is on Zillow looking at photos of homes and checking their own home’s value with the Zestimate tool.
Because of that, everybody has been asking me whether or not the Zestimate is accurate.
The Zestimate itself is a really helpful tool if you’re just browsing and want an idea of a home’s value, but, in Zillow’s own words, the Zestimate is nothing more than a starting point for value and should not be a replacement for a real estate agent’s professional opinion of value based on a comparable market analysis.
